1125 Arguello

Located in the Centennial neighborhood of Redwood City, 1125 Arguello is a four-story creative office development. As the next generation of Hines’ T3 (Timber, Transit and Technology) heavy timber developments, the project is the fourth such development the firm has designed for Hines. The project’s location adjacent to the light rail system offers immediate connectivity and accessibility.

Currently in entitlements, the development is appropriately scaled and respectful of the surrounding community. Highly efficient and flexible multi-tenant floor plates ideally serve the needs of area technology companies. Each floor features multiple landscaped outdoor terraces that maximize views to downtown and the surrounding mountains. The building provides ample storage for bicycles as well as two floors of below-grade parking.

At the heart of the development, the distinctly articulated form of the communal amenity building offers a variety of retail, services and programs to serve the needs of tenants and the greater public. At the perimeter of the development, a series of historic homes on the existing site will be preserved and repurposed to create a 30-child on-site day care center. Anchoring the southeast of the site closest to downtown Redwood City the development accommodates a 70-unit affordable housing building.
