Tokyo Midtown Yaesu, a transportation-oriented and human-scaled vertical city, has been named one of the fourteen winners of the 2025 ULI Asia Pacific Awards for Excellence—an honor recognizing outstanding real estate projects across the region.

Strategically located next to prominent districts such as Marunouchi, Nihonbashi, Kyobashi, and Ginza, Tokyo Midtown Yaesu has significantly elevated the character and appeal of the Yaesu area. As a hyper mixed-use development, it seamlessly integrates office space, retail, a luxury hotel, a bus terminal, an elementary school, a conference center, and an energy center—bringing a dynamic mix of activities to the neighborhood.

The project’s 240-meter tower, fully leased and commanding the highest rents in Tokyo, stands as a symbol of the area’s resurgence. The Bulgari Hotel, occupying the top six floors (40th to 45th), adds an international prestige to the development. In a unique blend of innovation and tradition, the inclusion of Joto Elementary School, whose history dates back to the 19th century, underscores a strong commitment to the existing community.
